B.B. Brooks Ranch is a roughly 41,000-acre large-lot subdivision platted on the historic 1882 B.B. Brooks cattle ranch about 10 to 12 miles north of Casper in Natrona County, Wyoming, reached via I-25 (Ormsby Road). It comprises hundreds of mostly 40-acre parcels on a lattice of largely ungraded dirt roads in open sagebrush plains. The development is off-grid: buyers install solar, drill a domestic well (water not guaranteed), and add septic. It was platted when the county could only regulate lots 35 acres and under, a gap the Wyoming Legislature closed in 2008; an active HOA charges a $375 annual fee.
