About

Fern Forest Vacation Estates is an upper-Puna rainforest subdivision near Volcano Village, covering about 12.5 square miles with 2,590 lots at a cool 2,200 to 2,970 feet elevation with around 200 inches of rain annually. Most lots are long, narrow parcels on gravel roads laid over lava, and the subdivision is heavily off-grid, many properties are self-sufficient solar-and-catchment cabins with no grid connection, and water comes entirely from rooftop rain catchment. The Fern Forest Community Association administers a modest annual road-maintenance fee.
