Woodland Valley Ranch is a recorded off-grid subdivision of roughly 36-acre parcels north of St. Johns in Apache County, Arizona, set among pinon-juniper woodland, meadows, and rock formations. There are no installed utilities, so owners use solar, drill private wells into the Coconino aquifer, and install septic. The ranch blades the dirt roads and operates a complimentary community convenience well for water hauling; property-owner dues are about $200 per year.
