About this plan

What the 10×12 Shed-Roof Workshop is for.

This is the building most people put up first on raw land, because it holds the tools and materials for everything that comes after. The 4-foot door is wide enough for a wheelbarrow, a generator on a cart, or a sheet of plywood carried flat.

A shed roof at 4/12 is the simplest roof there is to frame: every rafter is the same length and there is no ridge. Corrugated metal goes on in long sheets and sheds snow and rain toward the back wall, so put the high side facing the direction you approach from.

Two windows is enough daylight to work by. If you plan to run a bench along one wall, keep that wall clear of openings and put the windows on the other two, which is how this plan is laid out.

Good for

  • A tool shop or storage building on land you are still developing
  • A studio or office away from the house
  • Learning to frame on a building small enough to finish in a few weekends

Common questions

Building the 10×12 Shed-Roof Workshop.

The materials for this 10x12 Shed-Roof Workshop estimate at about $4,809. The biggest lines are framing ($1,941), siding ($963), windows & doors ($740). That covers the shell: foundation, framing, sheathing, roofing, siding, windows, doors and fasteners, at typical U.S. retail prices with a 10 percent waste allowance. It does not include labor, insulation, drywall, interior finishes, plumbing, electrical, or delivery, and local lumber prices vary.

At 120 sq ft, this plan is under the 200 sq ft limit the International Residential Code (section R105.2) uses to exempt one-story detached accessory structures, like sheds and workshops, from a building permit. That exemption is written for accessory buildings, not a place you live or sleep, and your county may use a lower limit or still require zoning approval, so ask your local building department before you build.

The PDF has six letter-size pages: a cover sheet with the specs, a dimensioned floor plan, front and rear elevations, left and right elevations, a wall-and-roof cross-section, and a foundation plan. The materials list downloads separately as a CSV you can open in Excel, Numbers, or Google Sheets to price at your local lumber yard. There is no signup and no email required. These are concept drawings for planning and estimating, not engineered or stamped construction documents.

Yes. Open the plan in the free 3D cabin builder and change anything: length, width, wall height, roof style and pitch, siding, foundation, porch, loft, every window and door, and the interior walls and rooms. The cost estimate updates as you go, and you can export your own version as a PDF and a materials list.
