About this plan

What the 12×12 Tiny Cabin is for.

A square footprint is the most efficient shape to heat and to frame, and 12 by 12 lands on standard lumber lengths in both directions, so there is very little cut-off waste. The 8/12 gable gives a vaulted ceiling inside without needing a loft.

The porch is where this cabin lives in good weather. Six feet of depth fits two chairs and a small table, and it covers the door so you are not unlocking it in the rain.

Every wall has a window, which keeps a small room from feeling like a box. The back window sits centered so a bed can go under it or beside it.

Good for

  • A first cabin on a small budget
  • A seasonal getaway that sleeps two
  • Staying under common small-structure size limits

Common questions

Building the 12×12 Tiny Cabin.

The materials for this 12x12 Tiny Cabin estimate at about $7,941. The biggest lines are framing ($2,426), roofing ($1,337), windows & doors ($1,200). That covers the shell: foundation, framing, sheathing, roofing, siding, windows, doors, the porch and fasteners, at typical U.S. retail prices with a 10 percent waste allowance. It does not include labor, insulation, drywall, interior finishes, plumbing, electrical, or delivery, and local lumber prices vary.

At 144 sq ft, this plan is under the 200 sq ft limit the International Residential Code (section R105.2) uses to exempt one-story detached accessory structures, like sheds and workshops, from a building permit. That exemption is written for accessory buildings, not a place you live or sleep, and your county may use a lower limit or still require zoning approval, so ask your local building department before you build.

The PDF has six letter-size pages: a cover sheet with the specs, a dimensioned floor plan, front and rear elevations, left and right elevations, a wall-and-roof cross-section, and a foundation plan. The materials list downloads separately as a CSV you can open in Excel, Numbers, or Google Sheets to price at your local lumber yard. There is no signup and no email required. These are concept drawings for planning and estimating, not engineered or stamped construction documents.
