About this plan

What the 8×12 Bunkie is for.

A bunkie does one job: a dry, lockable place to sleep. At 8 by 12 feet there is room for a full-size bed along the back wall, a narrow shelf, and a hook rail by the door, and not much else. That is the point. It frames fast, and the shed roof is one plane of corrugated metal with no ridge to detail.

The skid foundation is two 6x6 treated runners, so the whole building can be dragged onto a trailer or re-leveled with a jack if the ground heaves. Put the runners on compacted gravel rather than bare soil so they drain.

The window on the side wall and the one beside the door face different directions on purpose. With both open you get a cross breeze, which matters more in a room this small than any amount of insulation.

Good for

  • A guest room or kids’ bunkhouse next to a main cabin
  • A weekend sleep-over on raw land while you build
  • Moving later, since it sits on skids instead of a poured footing

Common questions

Building the 8×12 Bunkie.

The materials for this 8x12 Bunkie estimate at about $4,377. The biggest lines are framing ($1,678), siding ($986), windows & doors ($740). That covers the shell: foundation, framing, sheathing, roofing, siding, windows, doors and fasteners, at typical U.S. retail prices with a 10 percent waste allowance. It does not include labor, insulation, drywall, interior finishes, plumbing, electrical, or delivery, and local lumber prices vary.

At 96 sq ft, this plan is under the 200 sq ft limit the International Residential Code (section R105.2) uses to exempt one-story detached accessory structures, like sheds and workshops, from a building permit. That exemption is written for accessory buildings, not a place you live or sleep, and your county may use a lower limit or still require zoning approval, so ask your local building department before you build.

The PDF has six letter-size pages: a cover sheet with the specs, a dimensioned floor plan, front and rear elevations, left and right elevations, a wall-and-roof cross-section, and a foundation plan. The materials list downloads separately as a CSV you can open in Excel, Numbers, or Google Sheets to price at your local lumber yard. There is no signup and no email required. These are concept drawings for planning and estimating, not engineered or stamped construction documents.
