About this plan

What the 12×20 Shed-Roof Cabin is for.

A shed roof puts all the wall height on one side. This plan uses that tall front wall for two 4-foot windows and the door, so the room opens toward whatever you are looking at. Point it south in a cold climate and those windows collect winter sun.

The low 3/12 slope keeps the back wall short, which saves siding and makes the roof easy to reach for maintenance. Standing-seam metal is the right roofing at this pitch; shingles need more slope than this to shed water reliably.

The back of the cabin gets one window for cross ventilation. Everything else on that wall is free for a kitchen run or a bed.

Good for

  • A lot with a view in one direction
  • Passive solar gain when the tall side faces south
  • A clean, modern look with simple framing

Common questions

Building the 12×20 Shed-Roof Cabin.

The materials for this 12x20 Shed-Roof Cabin estimate at about $10,376. The biggest lines are framing ($3,298), roofing ($1,569), siding ($1,505). That covers the shell: foundation, framing, sheathing, roofing, siding, windows, doors, the porch and fasteners, at typical U.S. retail prices with a 10 percent waste allowance. It does not include labor, insulation, drywall, interior finishes, plumbing, electrical, or delivery, and local lumber prices vary.

At 240 sq ft, this plan is over the 200 sq ft limit the International Residential Code (section R105.2) uses to exempt small accessory structures, so in most places that adopt that code you should expect to need a building permit. Rules vary by county, and some rural counties do not enforce a residential building code at all, so ask your local building department before you build.

The PDF has six letter-size pages: a cover sheet with the specs, a dimensioned floor plan, front and rear elevations, left and right elevations, a wall-and-roof cross-section, and a foundation plan. The materials list downloads separately as a CSV you can open in Excel, Numbers, or Google Sheets to price at your local lumber yard. There is no signup and no email required. These are concept drawings for planning and estimating, not engineered or stamped construction documents.
