About this plan

What the 24×30 Gambrel Barndominium is for.

Barndominiums are usually steel buildings. This one is wood-framed, which you can build with ordinary tools and trades, and it takes the barn shape from a gambrel roof and red siding instead.

Ten-foot walls under a gambrel roof leave a 12-foot-deep loft with standing room, which is where most of the extra space comes from. The 4-by-8-foot main door is sized for moving furniture or equipment in.

This is the largest plan in the library and the one most likely to need a permit, an engineered roof, and a builder. Treat the drawings and materials list as a starting budget and a set of sketches to bring to that conversation.

Good for

  • The most space in the library, over 1,000 sq ft counting the loft
  • A barn look with a wood-framed build
  • A shop-height main door

Common questions

Building the 24×30 Gambrel Barndominium.

The materials for this 24x30 Gambrel Barndominium estimate at about $23,372. The biggest lines are framing ($7,626), sheathing ($3,304), siding ($2,958). That covers the shell: foundation, framing, sheathing, roofing, siding, windows, doors, the porch, the loft and fasteners, at typical U.S. retail prices with a 10 percent waste allowance. It does not include labor, insulation, drywall, interior finishes, plumbing, electrical, or delivery, and local lumber prices vary.

At 720 sq ft, this plan is over the 200 sq ft limit the International Residential Code (section R105.2) uses to exempt small accessory structures, so in most places that adopt that code you should expect to need a building permit. Rules vary by county, and some rural counties do not enforce a residential building code at all, so ask your local building department before you build.

The PDF has six letter-size pages: a cover sheet with the specs, a dimensioned floor plan, front and rear elevations, left and right elevations, a wall-and-roof cross-section, and a foundation plan. The materials list downloads separately as a CSV you can open in Excel, Numbers, or Google Sheets to price at your local lumber yard. There is no signup and no email required. These are concept drawings for planning and estimating, not engineered or stamped construction documents.

Yes. Open the plan in the free 3D cabin builder and change anything: length, width, wall height, roof style and pitch, siding, foundation, porch, loft, every window and door, and the interior walls and rooms. The cost estimate updates as you go, and you can export your own version as a PDF and a materials list.
