About this plan

What the 24×36 Small Barndominium is for.

Small barndominium plans live or die on the great room, so this one gives it the full 23-foot depth of the building and nothing else: front door, living area, and kitchen along the back wall under a window, with a back door beside it. Everything private hangs off the two cross walls.

One end holds the first bedroom and a bath big enough to carry a stacked washer and dryer, which saves building a separate laundry room. The other end holds the second bedroom at the front and a 9-by-10-foot storage room behind it, which most small houses end up needing more than a third bedroom.

Ten-foot walls with steel panels and a 5/12 roof keep the barn proportions on a building this size. At 864 sq ft this is still a house, so expect a permit, a septic or sewer plan, and an inspection; the drawings are a starting point to take to your building department and a builder.
