About this plan
What the 30×40 Barndominium is for.
This is the split-bedroom layout that most 30x40 barndominium floor plans use, because it works. The primary suite takes one end with its own bath and a laundry room behind it, the two secondary bedrooms and the hall bath take the other, and the open great room and kitchen run front to back through the middle, so the two bedroom wings are a whole room apart.
The kitchen sits on the back wall of the great room under its own window, and the laundry has an exterior door, so muddy boots come in there instead of through the living room. Each wing has its own bath, so nobody crosses the house at night.
Most barndominiums are post-frame or steel-frame buildings. This plan draws a conventional stick-framed shell with 10-foot walls and steel wall panels over sheathing, which any framing crew can build. The 30-foot clear span still needs engineered trusses or a beam, so treat the roof framing in the materials list as a budget figure and have a truss supplier size it for your snow load.
